STEP 1 – BUDGET & FINANCE
Determine your budget and get your finance pre-approved in writing.
STEP 2 – CHOOSE YOUR PROPERTY
House and Land Packages are available at most new land estates. This is where the land owner and builders have come up with a design that suits a particular block and that meets building covenants. This package means most of the work has been done for you. However, changes can easily be made or you can simply chose a block that suits and find a design or builder of your choice
STEP 3 – MEET YOUR BUILDER
Each property/builder already comes with a quality set of inclusions. Select optional features are available, please discuss with your selected builder.
STEP 4 – SECURE YOUR LAND
To secure your property, attain a Contract Request Form for your chosen property so a contract can be prepared.
STEP 5 – EXCHANGE CONTRACTS
Following your House and Land/Property selection, you will be issued with two standard industry contracts. The land owner will provide a separate contract for the purchase of the land, and the construction contract will be provided by your selected builder. Meaning you only pay stamp duty on the purchase of land. Once received, meet with your solicitor. You will then have 7 days to review, sign and exchange contracts and pay deposits.
STEP 6 – SETTLE ON PURCHASE OF LAND
If land is registered, you will settle on the purchase of the land within 28 days.
STEP 7 – BUILDING YOUR HOME
After plans have received Building Covenant Approval from the land owner you will need building approval from the local authority, then construction commences. Depending on size and complexity, construction generally takes about 4-12 months. You will have the opportunity to book appointments to view the construction of your property with your builder.
STEP 8 – ALMOST TIME TO MOVE IN
After construction is completed, you will have an opportunity to do a pre-settlement inspection with your builder to view the finished property. Once the certificate of occupancy is received by your building certifier, settlement will occur and the property is yours to enjoy!
